Specialist Disability Accommodation
Specialist Disability Accommodation (SDA) is specialist housing built for people with a significant impairment as a result of their disability and high support needs. This housing is designed to cater to the needs of the person with a disability.
Specialist Disability Accommodation properties need to be built and designed in accordance with the set National Standards outlined by the National Disability Insurance Agency (NDIA)
Who manages SDA?
We do. Empowered Liveability are a NDIS registered Specialist Disability Accommodation (SDA) provider
- Empowered Liveability act as Property Manager of the ‘bricks and mortar’ for the owner of the SDA home
- Empowered Liveability are responsible for the headlease with owners, and sub-lease with tenants
- Empowered Liveability also look after property maintenance
- Empowered Liveability liaise with NDIS Participants, Support Coordinators, Allied Health professionals and Hospital Discharge/ Aged Care teams to find appropriate tenancy matches for the NDIS Participants living in the SDA home.
- Your SDA funding is paid to Empowered Liveability to distribute to owners for providing and upkeep of the property
Design Categories
There are four levels of design categories funded for Specialist Disability Accommodation (SDA). To move into SDA properties one of these categories will be funded in your NDIS plan.
Improved Livability
Housing that has been designed to improve ‘Livability’ by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment
Robust
Housing that has been designed to incorporate a reasonable level of physical access provision
and be very resilient, reducing the likelihood of reactive maintenance and reducing the risk to the participant and the community.
High Physical
Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment.
Fully Accessible
Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.
Build Types
There are several different build types funded in Specialist Disability Accommodation you will find one of these build types allocated to you in your NDIS plan.
Apartment
Apartments are self-contained units occupying a part of a larger residential building.
Duplex/ Villa/ Townhouse
Villas, duplexes and townhouses are generally separate or semi-attached properties within a single land title or strata titled area
House
Houses are detached low-rise dwellings with garden or courtyard areas.
Group Home
Group Homes are distinguished from other houses by the larger number of residents (four or five long term residents).
